HOW TO QUALIFY

We are delighted that you are interested in renting a home from Black Swan Living Property Management. We endeavor to offer high quality homes coupled with exceptional customer service and maintenance. Accordingly, we seek applicants who demonstrate a pattern of creditworthiness, lack of serious criminal background history, and other qualifications as described below to live in our homes. We strive to have a quick and efficient application and screening process that is applied consistently to all applications. All residents older than 18 years of age are required to submit a full application. Final qualification and approval can only be determined after submission and review of an entire application. 

We will not process an application without receipt of the non-refundable application fee. We do not guarantee the availability of the desired property, and the application fee will not be returned if the property is no longer available. We endeavor to process applications completely within 48 hours, although this cannot be guaranteed.

 

Fair Housing Statement - As a Fair Housing provider, we do not discriminate against persons on the basis of race, color, religion, national origin, sex, familial status, disability, creed, marital status, receipt of public assistance, sexual orientation, and any other protected class protected by applicable fair housing law.

Section 504 Non-Discrimination Notice

IN ACCORDANCE WITH SECTION 504 of the Rehabilitation Act of 1973, Black Swan Living hereby notifies the general public that: 

  1. No qualified individual with handicaps shall, solely on the basis of handicap, be excluded from participating in, be denied the benefits of, or otherwise be subjected to discrimination under any federally assisted program or activity administered by Black Swan Living
  2. Black Swan Living will provide employment opportunities, benefits, access to housing and other appropriate services in a manner that will not directly or through contractual or other arrangements, subject qualified individuals with handicaps to discrimination solely on the basis of handicap; and
  3. Black Swan Living will not participate in any contractual or other relationship that has the effect of subjecting qualified individuals with handicaps to discrimination solely on the basis of handicap.

It is the intention of Black Swan Living to take reasonable affirmative steps to increase access and opportunities for handicapped individuals in all programs, services, and administrative operations.

 

Business Relationship - The relationship between Management and our residents is a business relationship. A courteous and businesslike attitude is required from both parties. We reserve the right to refuse rental to anyone who is verbally abusive, uses profanity, is disrespectful, makes threats, is under the influence of alcohol or illegal drugs, is argumentative, or in general displays an attitude at the time of the showing or application process that causes Management to believe we would not have a positive business relationship.

 

Identification – All applicants must provide a valid government issued photo ID card and a Social Security Number (SSN).

Income – Applicants must have a minimum combined gross income of 3.0 times the monthly rent.  Guarantors/co-signers must have a minimum of 4.0 times the monthly rent. Proof of income may be required on a case-by-case basis. Acceptable proofs of income include at least one current paystub, three consecutive months of full bank statements, child support documents, benefit letter (such as Social Security, disability, military), or an offer letter for new employment. 

Credit – A credit report will be completed on all applicants to verify credit ratings. Income plus verified credit history will be used to determine rental eligibility and security deposit levels.  We actively exclude student loan or medical debt during consideration of the application.  Unfavorable accounts include, but are not limited to: collections, charge-off, repossession, and current or recent delinquency.  

Criminal History – A criminal background check will be conducted for each applicant. All criminal records are evaluated from the date of disposition, regardless of the Applicant’s or Occupant’s age at the time such offense was committed.

The application will be denied for any felony conviction up to seven (7) years prior to the application date (subject to local laws/requirements).The application may be denied for any crimes of a sexual, violent, terrorism, property damage, theft/fraud nature regardless of level (ie, felony or misdemeanor) or amount of time passed since conviction.

Rental History –  An evaluation of verifiable rental or mortgage payment history and rental behavior for at least the last 12 months is a required part of our application. Any history of eviction is a disqualifier. 

References - We require information from employer(s) and current and past landlord(s) for the past 3 years and at least one individual who will not be living in the home to serve as references for each applicant.
